SAFETY AND PROPERTY INFORMATION

Effective Date: October 19, 2022

The safety information, devices, amenities, and conditions applicable to each property may vary. Guests must review the specific listing, reservation confirmation, check-in instructions, posted notices, and community rules for the property reserved.

By booking, entering, checking in, or occupying a StanRental LLC property, guests agree to use reasonable care, follow all safety instructions, supervise children and visitors, and promptly report any unsafe condition.

Nothing in this Safety and Property Information limits any right or liability that cannot lawfully be waived.


1. EMERGENCIES

In a life-threatening emergency, fire, suspected gas leak, medical emergency, crime in progress, or other immediate danger:

  1. Leave the property if it is unsafe to remain inside;
  2. Call 911;
  3. Follow instructions from emergency personnel;
  4. Notify StanRental LLC after emergency assistance has been contacted.

Guests should not delay contacting emergency services while waiting for a response from StanRental LLC.


2. REPORTING SAFETY OR PROPERTY CONCERNS

Guests must promptly report any concern involving:

  • Smoke or fire;
  • Carbon monoxide;
  • Gas odor;
  • Water leaks or flooding;
  • Electrical hazards;
  • Broken locks or access problems;
  • Air-conditioning failure;
  • Plumbing problems;
  • Pest or insect concerns;
  • Broken furniture or appliances;
  • Balcony, stair, elevator, gym, parking, or other property hazards;
  • Any condition that may present a risk to persons or property.

Reports should include:

  • A clear description of the issue;
  • The location of the issue;
  • Photographs or video when safely available;
  • Whether immediate assistance is required.

Guests should not attempt dangerous electrical, plumbing, gas, structural, appliance, or building-system repairs.


3. RIGHT TO INSPECT AND ADDRESS REPORTED CONDITIONS

By reporting a safety, cleanliness, maintenance, pest, access, or property-condition concern, the guest authorizes StanRental LLC to send appropriate personnel to inspect and address the issue.

Authorized personnel may include:

  • Property managers;
  • Building representatives;
  • Housekeepers and cleaners;
  • Maintenance technicians;
  • Inspectors;
  • Pest-control providers;
  • Security personnel;
  • Emergency contractors.

Authorized personnel may enter at an appropriate scheduled time to:

  • Inspect;
  • Photograph;
  • Document;
  • Clean;
  • Repair;
  • Treat;
  • Secure;
  • Correct the reported condition.

Notice will be provided when circumstances permit.

Immediate entry may occur when necessary to protect:

  • Guests;
  • Neighbors;
  • Staff;
  • The property;
  • Other units;
  • Building systems.

A guest who reports a concern must provide access and may not refuse entry after requesting assistance unless otherwise required by law.

Refusal of access may prevent StanRental LLC from verifying or correcting the reported condition and may affect any request for a refund, credit, relocation, or compensation, subject to applicable law and mandatory booking-platform rules.


4. HOUSEKEEPING AND AUTHORIZED ENTRY AFTER CHECKOUT

After the confirmed checkout time, the guest’s authorized occupancy and access to the property end unless StanRental LLC has approved a late checkout or reservation extension in writing.

After the confirmed checkout time, authorized housekeeping, cleaning, inspection, maintenance, property-management, or building personnel may:

  • Knock on the door;
  • Clearly announce their presence;
  • Wait five (5) minutes;
  • Enter the property after the five-minute period.

If no approved late checkout or reservation extension is in effect, the guest’s additional permission is not required after the five-minute period.

Authorized personnel may then enter to:

  • Inspect the property;
  • Clean and sanitize the unit;
  • Photograph or document its condition;
  • Perform maintenance or repairs;
  • Recover company-owned property;
  • Prepare the unit for the next reservation.

If the guest is still inside, authorized personnel may request immediate departure.

Any additional time allowed by staff does not:

  • Extend the reservation;
  • Create a late-checkout approval;
  • Waive late-checkout charges;
  • Prevent StanRental LLC from enforcing the confirmed checkout time.

If the guest or personal belongings remain inside after checkout, staff may contact:

  • StanRental LLC;
  • Building security;
  • The booking platform;
  • Law enforcement, when appropriate.

Staff will not use unnecessary force and will follow procedures permitted by applicable law.


5. SMOKE AND CARBON-MONOXIDE ALARMS

Properties are equipped with smoke alarms and, where required or appropriate, carbon-monoxide alarms.

Guests must not:

  • Remove batteries;
  • Disconnect alarms;
  • Cover alarms;
  • Tamper with alarms;
  • Disable safety devices.

Guests must immediately notify StanRental LLC if an alarm:

  • Chirps;
  • Appears damaged;
  • Has been removed;
  • Does not appear to function;
  • Activates without an obvious explanation.

If a smoke or carbon-monoxide alarm activates, guests should leave the property and contact emergency services when appropriate.


6. FIRE SAFETY

Guests must:

  • Keep exits, hallways, doors, and stairways clear;
  • Avoid leaving cooking unattended;
  • Turn off cooking appliances after use;
  • Keep flammable materials away from heat sources;
  • Follow posted building and fire-safety rules;
  • Know the nearest available exit.

The following are prohibited unless expressly approved in writing:

  • Candles;
  • Open flames;
  • Fireworks;
  • Portable cooking devices used indoors;
  • Incense;
  • Unauthorized grills;
  • Any activity that creates an unreasonable fire risk.

Smoking, vaping, marijuana use, and other smoke-producing activities are prohibited inside the property and in all restricted community areas.


7. EXTERIOR SECURITY CAMERAS AND VIDEO DOORBELLS

Some properties may use disclosed exterior security cameras, video doorbells, entry cameras, or building-controlled cameras for:

  • Safety;
  • Security;
  • Access monitoring;
  • Package protection;
  • Occupancy verification;
  • Fraud prevention;
  • Incident investigation;
  • Enforcement of property and community rules.

Cameras may record video, audio, motion, date, and time where permitted by law.

StanRental LLC does not place cameras in:

  • Bedrooms;
  • Bathrooms;
  • Sleeping areas;
  • Other interior spaces where guests reasonably expect complete privacy.

Guests may not:

  • Cover;
  • Disable;
  • Disconnect;
  • Move;
  • Damage;
  • Tamper with disclosed security devices.

Camera availability and exact locations may vary by property and may also be disclosed in the applicable listing.

Security cameras, video doorbells, alarms, and locks are safety tools only and do not guarantee that crime, unauthorized entry, injury, or loss will not occur.


8. DOORS, WINDOWS, LOCKS, AND ACCESS

Guests must:

  • Lock exterior doors and accessible windows when leaving;
  • Protect all keys, cards, fobs, codes, and access devices;
  • Avoid sharing access credentials with unauthorized persons;
  • Notify StanRental LLC immediately if a key or access device is lost;
  • Report broken locks, damaged doors, or access problems promptly.

Guests must not:

  • Duplicate keys;
  • Reprogram locks;
  • Force entry;
  • Allow unauthorized persons into the property or restricted building areas;
  • Prop open secured building doors;
  • Share door codes publicly or with unregistered persons.

9. CHILDREN AND INFANTS

Children must be supervised by a responsible adult at all times.

Properties are not represented as childproof unless the specific listing expressly states otherwise.

Potential hazards may include:

  • Balconies;
  • Stairs;
  • Windows;
  • Electrical outlets;
  • Furniture;
  • Appliances;
  • Hot water;
  • Gym equipment;
  • Parking areas;
  • Cleaning products;
  • Decorative objects;
  • Building-controlled areas.

Parents and guardians are responsible for determining whether the specific property is appropriate for their children.

Any statement that a property is not suitable for infants or children should appear only in the specific listing where it actually applies.


10. BALCONIES, WINDOWS, AND ELEVATED AREAS

Guests must use balconies, patios, windows, railings, and elevated areas carefully.

Guests may not:

  • Sit, stand, climb, or lean excessively on railings;
  • Allow children to use balconies without adult supervision;
  • Throw or drop objects;
  • Hang items from railings;
  • Move furniture against railings;
  • Exceed posted occupancy or weight limits;
  • Use elevated areas during dangerous weather.

Balcony and window doors should be closed and secured when not in use.


11. STAIRS, FLOORS, AND WALKWAYS

Guests should use caution on:

  • Stairs;
  • Wet floors;
  • Tile surfaces;
  • Entryways;
  • Parking areas;
  • Walkways;
  • Balconies.

Guests must promptly clean or report:

  • Spills;
  • Leaks;
  • Loose rugs;
  • Broken steps;
  • Poor lighting;
  • Other potential trip-and-fall hazards.

Appropriate footwear should be used where conditions require it.


12. GYMS AND COMMUNITY AMENITIES

Where available, gyms, elevators, parking facilities, and other shared amenities may be operated or controlled by:

  • A condominium association;
  • An apartment community;
  • A property manager;
  • A building owner;
  • Another third party.

Guests must:

  • Follow all posted rules;
  • Observe hours of operation;
  • Supervise children;
  • Use equipment properly;
  • Avoid using equipment while impaired;
  • Follow age, occupancy, and guest restrictions;
  • Stop using equipment immediately if it appears damaged or unsafe.

Amenities may be temporarily closed or unavailable for:

  • Maintenance;
  • Safety;
  • Management decisions;
  • Repair;
  • Building restrictions;
  • Other operational reasons.

StanRental LLC does not guarantee the uninterrupted availability of building-controlled amenities.


13. HOT WATER, APPLIANCES, AND ELECTRICAL SAFETY

Guests must operate appliances according to their intended use and any provided instructions.

Guests should use caution with:

  • Hot water;
  • Stoves and ovens;
  • Microwaves;
  • Coffee makers;
  • Irons;
  • Hair appliances;
  • Laundry equipment;
  • Electrical outlets;
  • Extension cords;
  • Other electrical devices.

Guests must not:

  • Overload electrical outlets;
  • Use damaged cords;
  • Attempt electrical repairs;
  • Leave cooking unattended;
  • Place metal or prohibited items in microwaves;
  • Use indoor appliances outdoors or near water;
  • Use unauthorized high-powered electrical equipment.

Any malfunction, spark, smoke, unusual odor, overheating, or electrical concern must be reported immediately.


14. WATER, PLUMBING, AND LEAKS

Guests must immediately report:

  • Overflowing toilets;
  • Active leaks;
  • Flooding;
  • Water coming through a ceiling or wall;
  • Clogged plumbing causing backup;
  • Loss of water;
  • Unusual water damage;
  • Malfunctioning appliances involving water.

Guests should shut off a faucet or appliance when safe to do so but should not attempt structural or complex plumbing repairs.

Only toilet paper may be flushed unless the property instructions expressly state otherwise.

Guests may be responsible for damage caused by misuse, failure to report an active leak, or flushing prohibited materials.


15. PEST AND WILDLIFE SAFETY

Florida’s climate may result in occasional insects, reptiles, or wildlife near buildings or outdoor areas despite reasonable cleaning and preventive measures.

Guests should:

  • Keep doors and windows closed when appropriate;
  • Store food properly;
  • Dispose of garbage promptly;
  • Avoid leaving exposed food or open containers;
  • Avoid feeding wildlife;
  • Report indoor pest activity promptly;
  • Avoid handling unknown insects, reptiles, or animals.

The observation of an isolated insect does not, by itself, establish an infestation or that the property is unsafe or uninhabitable.

StanRental LLC may arrange inspection or treatment by:

  • Housekeeping;
  • Building personnel;
  • Maintenance staff;
  • Inspectors;
  • Licensed pest-control providers.

By reporting a pest concern, the guest agrees to provide access for inspection or treatment.


16. RELOCATION OR COMPARABLE UNIT FOR SAFETY OR PROPERTY ISSUES

If an unexpected safety, maintenance, access, pest, utility, or property issue affects the reserved unit, StanRental LLC may offer a comparable or upgraded replacement unit when available.

The replacement unit may be located:

  • In the same building;
  • In a nearby building;
  • In a similar surrounding area.

A replacement is considered comparable when it provides similar essential accommodations, including:

  • Occupancy capacity;
  • Sleeping arrangements;
  • Bathroom access;
  • Kitchen access;
  • General location;
  • Essential amenities.

The replacement unit may not have the identical:

  • Floor;
  • View;
  • Balcony;
  • Furniture;
  • DĂ©cor;
  • Layout;
  • Building amenities.

A relocation or unit swap is not automatically considered a cancellation by StanRental LLC.

If the guest refuses a comparable or upgraded replacement unit, the refusal may be treated as a voluntary decision not to use the accommodation offered.

In that event, the reservation and unused nights will remain non-refundable, except where a refund is required by applicable law or a mandatory booking-platform rule.


17. PETS AND ANIMALS

Pets are permitted only when approved under the specific reservation and property rules.

A general statement that pets live on the property should appear only when it is accurate for that particular location.

Guests are responsible for:

  • Supervising approved pets;
  • Preventing bites or aggressive behavior;
  • Cleaning pet waste;
  • Keeping pets away from restricted areas;
  • Complying with leash and community requirements;
  • Reporting any animal-related incident;
  • Preventing damage, odors, noise, or unsafe conditions.

Legally protected service animals will be handled in accordance with applicable law.


18. PARKING AND VEHICLE SAFETY

Guests must use only authorized parking areas and comply with:

  • Parking signs;
  • Permit requirements;
  • Vehicle-registration procedures;
  • Speed limits;
  • Building and community rules;
  • Towing restrictions.

Guests should:

  • Lock vehicles;
  • Avoid leaving valuables visible;
  • Supervise children in parking areas;
  • Remain alert for moving vehicles;
  • Report damaged gates, lighting, or access equipment.

StanRental LLC does not control or guarantee the conduct of:

  • Towing companies;
  • Community management;
  • Other drivers;
  • Visitors;
  • Third parties.

Guests are responsible for parking violations, towing, tickets, fines, or immobilization resulting from failure to follow parking rules.


19. NEIGHBORHOOD SAFETY AND THIRD-PARTY CONDUCT

StanRental LLC does not guarantee that the property, building, parking area, neighborhood, surrounding community, streets, sidewalks, or public areas will always be free from:

  • Crime;
  • Theft;
  • Accidents;
  • Disturbances;
  • Suspicious activity;
  • Traffic hazards;
  • Noise;
  • Construction;
  • Police activity;
  • Other safety concerns.

Neighborhood conditions, crime levels, traffic, construction, lighting, noise, weather, and the conduct of neighbors, visitors, drivers, pedestrians, businesses, government agencies, and other third parties may change at any time and are outside StanRental LLC’s control.

Any description of the area, including references to:

  • Convenience;
  • Popularity;
  • Proximity;
  • Walkability;
  • Residential character;
  • Nearby attractions;
  • General neighborhood characteristics,

is provided for informational purposes only and is not a warranty or guarantee of personal safety.

No host, owner, property manager, or booking platform can guarantee that any neighborhood will always be completely free from crime, accidents, or safety risks.

Guests are responsible for conducting any independent research they consider necessary before booking, including reviewing:

  • Current local crime information;
  • Public crime maps;
  • Government resources;
  • Transportation options;
  • Street conditions;
  • Neighborhood information;
  • Any other information relevant to their personal comfort level.

Guests must exercise ordinary personal-safety precautions, including:

  • Locking doors and windows;
  • Locking vehicles;
  • Protecting keys and access codes;
  • Protecting personal belongings;
  • Avoiding leaving valuables visible in vehicles;
  • Remaining aware of their surroundings;
  • Supervising children and visitors;
  • Avoiding unfamiliar or poorly lit areas when appropriate;
  • Contacting 911 in an emergency.

StanRental LLC is not responsible for the independent criminal, negligent, reckless, or intentional acts of third parties, except to the extent liability cannot lawfully be limited or results from StanRental LLC’s own legally established negligence or misconduct.

Guests must promptly report:

  • Broken locks;
  • Damaged doors;
  • Nonfunctioning exterior lights;
  • Suspicious activity;
  • Unauthorized entry;
  • Any property condition that may require attention.

A guest’s personal opinion that a neighborhood feels unsafe does not automatically establish that the property is defective, uninhabitable, or that a refund is due.


20. WEATHER AND HURRICANE SAFETY

Florida weather may include:

  • Hurricanes;
  • Tropical storms;
  • Heavy rain;
  • Flooding;
  • Lightning;
  • High winds;
  • Extreme heat.

Guests must follow:

  • Official emergency instructions;
  • Evacuation orders;
  • Building-management directions;
  • StanRental LLC safety communications;
  • Local government warnings.

Guests should not use balconies, outdoor areas, or elevators when prohibited or unsafe during severe weather.

StanRental LLC may restrict access, require evacuation, relocate guests, or take other safety measures when conditions require it.


21. PROHIBITED SAFETY CONDUCT

Guests may not:

  • Tamper with smoke alarms, cameras, locks, sprinklers, or safety devices;
  • Block exits;
  • Possess illegal weapons or hazardous materials;
  • Use fireworks or explosives;
  • Engage in illegal activity;
  • Create an unreasonable fire, electrical, water, or security hazard;
  • Allow unauthorized access;
  • Threaten or interfere with staff, neighbors, or emergency personnel;
  • Ignore lawful evacuation or safety instructions;
  • Disable disclosed exterior security cameras;
  • Enter locked owner, utility, maintenance, or restricted areas.

Serious violations may result in:

  • Termination of the stay where legally permitted;
  • Contact with building security;
  • Notification to the booking platform;
  • Contact with emergency services;
  • Contact with law enforcement;
  • Charges for documented damage, fines, remediation, or losses.

22. PROPERTY-SPECIFIC INFORMATION

Safety features and conditions vary by property.

The specific listing or check-in information may disclose:

  • Exterior cameras or video doorbells;
  • Smoke and carbon-monoxide alarms;
  • Stairs;
  • Balconies;
  • Elevators;
  • Parking limitations;
  • Accessibility limitations;
  • Nearby water or traffic;
  • Pets or animals on or near the property;
  • Community-specific requirements;
  • Gym or other building-controlled amenities.

Guests must review the specific listing before booking and contact StanRental LLC with any questions.

No amenity, safety feature, or condition should be assumed to apply to every property unless expressly stated.


23. NO GUARANTEE OF ABSOLUTE SAFETY

StanRental LLC takes measures intended to support guest and property safety.

However, no property, neighborhood, building, security device, alarm, camera, lock, staff member, or safety procedure can guarantee that an accident, crime, injury, loss, equipment failure, weather event, unauthorized entry, or emergency will not occur.

Guests remain responsible for:

  • Using reasonable care;
  • Following instructions;
  • Supervising their party;
  • Protecting personal property;
  • Researching neighborhood conditions when desired;
  • Reporting concerns promptly;
  • Avoiding unsafe conduct.

Nothing in this Safety and Property Information limits liability or rights that cannot lawfully be waived.


24. ACCEPTANCE

By booking, entering, checking in, or occupying the property, the booking guest acknowledges that the guest:

  • Has reviewed the applicable property information;
  • Understands that safety features and neighborhood conditions may vary by location;
  • Understands that no neighborhood can be guaranteed completely crime-free or risk-free;
  • Agrees to follow safety instructions and property rules;
  • Accepts responsibility for supervising occupants, visitors, children, and approved pets;
  • Will promptly report unsafe conditions;
  • Will provide access when inspection, cleaning, maintenance, treatment, or emergency assistance is requested;
  • Understands that authorized personnel may enter five (5) minutes after the confirmed checkout time when no written extension has been approved.
